APARTMENT IN ROME FOR RENTAL - SELF CATERED 

I propose a high quality flat/apartment in a period building in the centre of Rome in front of the Vatican. This apartment belonged to me since 2000 and I used to work and live there till I moved to the Roman countryside. 

You will live Your holiday as real Romans in a real home in one of the most central, served and busy districts in Rome! 

Located in 'Prati' district, It is just a few steps to the Vatican; You can see its cupola right in front of You when going out from the main entrance. This location is also an excellent starting point for visiting most of attractions in Rome, even walking, like e.g. St. Angelo Castle (750 mt.), Gianicolo, (1300 mt.), Piazza Navona (1900 mt.), Piazza del Popolo (1800 mt.), Campo dei Fiori (1900 mt.), Pantheon (2100 mt.), Villa Borghese (2100 mt.), (Spanish Steps 2300 mt.), Trevi Fountain (2600 mt.), Coliseum (3600 mt.) etc.

Details: the apartment is 58 m2 and comprises of one double bedroom (1 double bed suitable for tall people, cm 200x160), a living/dining room wich can accommodate a third people on a single pull out bed of standard dimensions (cm 80x190), a hall with a sofa  and Satellite TV free to air, a fully equipped kitchen (fridge/freezer, gas cooker, microwave, toaster, kettle) and toilet/bathroom with  shower. In the living room, welcome kit, tourist information, maps, guides and suggestions are available for guests.  Internet wireless access, hair dryer,  air conditioned in the rooms and first aid kit.
This property is ideal for a  couple, for a couple + son or relative or friend  or two people who wish to sleep in separate rooms.

Bedding: bedding, kitchen linen and towels are available  and included in rental price. 

Heating: The flat has its own boiler for self provided heating to reach the ideal temperature and also has heat pumps. In summer,  air conditioning units are available in each room. 

Accessibility: the apartment is within very close walking distance of underground/subway Line A “Ottaviano-San Pietro” station (350 mt.), buses and trams stops are few steps in “Piazza Risorgimento”. Few steps also to go in "Via Cola di Rienzo" and Via Candia wich are both busy and popular shopping streets. 4 supermarkets and under cover market at 350 mt. Laundry is 220 mt. (3 minutes walking). 

Access for the disabled: the apartment is on the first floor and there is a lift available. Please be advised that there are 4 steps leading to the lift. This flat is not suitable for wheelchairs. 

Prices and services: this apartment has an excellent relationship quality/price: the price is proposed depending upon season, number of guests and lenght of stay. All the costs of gas, water, electricity, heating, air conditioned, fans, internet wireless connection,  final cleaning, are included in rental charges, except for tourist tax, which is 6 euros per adult per  night, excluding children till 10 years old. On demand I can book the transfers from/to the airports at very good and fixed price to be paid directly to the driver. 

By car: You don't need the car in this area because It's very central and well connected. Therefore, if You come by car please be advised that the apartment has not a reserved place for the car and parking in the area is to be paid from monday to saturday, from 8.00 to 20.00, 1,00  euro per hour, forfait 4,00 euros for 8 hours (max per day is 12,00 euros) There are  small free areas and the cost of the closest garage is about 25,00 euros per day. Prices, Terms and Conditions

You can arrive in any day of the week, from 14.00 hours/ 2.00 p.m. till 22.00/ 10.00 p.m..

Please choose a flight that is expected to land within 20.00 / 8 p.m..

On the day of departure, the apartment must be left within 10.30 a.m. unless otherwise agreed.

Rates vary above and below 100 euros per day depending on season, number of guests and length of stay. The final price is agreed with guests via e-mail. 

This price includes all services (gas, electricity, water, heating, fans, internet wi-fi,  bed and kitchen linen, towels, final cleaning.  During the stay the change of linen and cleaning are  responsibility of the tenant, in accordance with regional law.

Payment: about 20% of the total should be paid in advance on booking, by means of a bank transfer or via Paypal for countries out of the euro area. The balance is to be paid in cash, on arrival.

As soon as we receive your booking via e-mail, we will send you our bank details or Paypal request to allow you to transfer the funds, but the booking will only be considered as binding once we have received an email with your  confirmation  that funds have been transferred.

Cancellation policy: Please be advised that this deposit is refundable via bank transfer with all costs to yourselves or Via Paypal, if You communicate the cancellation within 20 days before the day of arrival. Otherwise, this deposit is not refundable.

Also, We regret we cannot make any refunds or reductions if you are unable to start your holiday on the day and time reserved due to illness, delays or personal reasons. Similarly no refunds can be made if you have to cut short your holiday.

You are strongly advised to take holiday insurance to cover you against loss, accidents and accidental damage to the property as we cannot accept responsibility for any death, injury or illness suffered.
